Equity release is a way of releasing funds from your property for homeowners over the age of 55. You then don't need to pay back the loan until you either move to long-term care of pass away.
There are two principle methods of equity release:
Lifetime Mortgage: A lifetime mortgage is a loan that is taken out against the value of your property in instalments. You can borrow up to 60% of the value of your property but only need to take out the amount you require, so can keep the lifetime mortgage loan as minimal as necessary.
Home Reversion Plan: This is less used then lifetime mortgages. It allows you to sell a portion of your property to an equity release organisation, and then you can remain living there as long as you need to. You may need to be slightly older for this (some companies require you to be a minimum of 65). Your estate may also lose money if you die less than five years after taking out the plan.
